General Leasing Questions

What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

 

Do you allow pets?

21 Gramercy is a pet friendly community! Two pets are permitted per apartment. Please see a leasing agent for fees and breed/weight restrictions.

How close to campus are you?

We are located conveniently near Texas A&M University and Blinn College.

How many people live there?

Every year the total number varies just slightly, but we have room for 262 total apartments.

If I am over 21 do I need a guarantor?

A guarantor is not required, but if you do not meet our rental qualifications, you will need to secure a guarantor.

Is parking available?

We have plenty of parking available, including marked spaces for your visitors.

What are the school districts my children will attend?

Bowen Elementary, Stephen F. Austin Jr. High, Bryan High School

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. Please see a leasing professional for further details.

What is the cost?

What types of leases are available?

We offer 12 and 13 month leases, some short term leases are available, see an agent for details.

What utilities are included in my rent?

The resident is responsible for electric, water and trash, as well as cable and internet if desired.

When can I move in?

Some apartments are available immediately. Please speak with an agent for availability.

When do I put down a deposit?

The deposit is paid after the application is approved. Upon payment, an agent will type and send the lease.

When is my first payment due?

Your first payment is due on the first day of the lease.

Will you send me a bill each month for my rent?

We email an invoice of utilities due each month, rent charges will be posted to your resident portal on the 1st. Rent is considered late and will accrue charges after the third of each month.

If I renew, do I have to move out then move back in?

When you renew and choose to stay in your current spot, no moving is required!

If I renew, will my guarantor have to sign again?

Yes, your guarantor will need to sign the lease contract guaranty form.

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew my lease?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

When do I start paying the new rent amount?

You will start paying your renewal amount the month your renewal starts. If it starts in the middle of the month the rate will be pro-rated and due on the 1st of the month.
